Sometimes, sellers or their estate agents require payment of a non refundable deposit or reservation fee before they will accept an offer to buy a property. This usually arises when a Seller is looking for a buyer to show serious intent. The Buyer gets exclusivity for an agreed fixed period of time in return for paying a non refundable deposit. The Seller must not seek other buyers for the property during the exclusivity period. Should the buyer not proceed by the end of the exclusivity period their deposit would be forfeited and split equally between the agent and the vendor.
